finance What are the subdivision fees?
There is no set annual fee at this time. Fees are assessed on an "as-needed" basis. We anticipate that assessments will be needed every other year, around the level of $25-$30
Finance: What do the subdivision assessments cover?
A: The monetary assessments cover the public area maintenance in the subdivision, as well as the miscellaneous expenses such as mailing, printing, web page, and a few other things. This includes the two entrance islands ( both entrances on National Ave/Fox Street - the "back" entrance from Perkins does not have an island), the concrete/brick signs at the National Ave entrances, and the lighting for those signs. The public area maintenance, all told, typically runs around $2000.00 per year. If the vegetation on those islands need to be replaced, that obviously adds to the yearly cost. If the lighting breaks or is vandalized, that adds to the cost as well.
General: What social options do we have in the subdivision?
A: The covenants do not provide for any type of social organization. The only "governing" group in the subdivision is the Architectural Control Board (ACB). In other subdivisions, an architectural committee is often a sub-group within an HOA. Two Rivers does not have an HOA. The ACB cannot spend any money outside of what is defined in the covenants. Residents are obviously free to organize anything desired. There is no authority to collect or distribute money for social activities.
Parking: How does one get temporary permission to park an RV, boat, or some other vehicle on a trailer in open view in Two Rivers?
A: Submit a request on the "Contact Us" page. Requests will be granted for temporary parking on a limited basis, typically not more than a week at a time. The ACB recognizes that there are times, such as setting up at the beginning of a season, prepping for a trip, cleaning out the vehicle prior to storage, or similar activities, when it is the most convenient to do this in your own driveway. This permission is NOT intended to allow for a temporary lodging location, regular parking, or any storage. Approved requests will be listed on the "Lot Issues" page.
Lot Improvement: When do I need ACB approval?
Anytime anything is altered on your lot. Examples include (but are not limited to) adding a swimming pool (both in-ground and above-ground), decks, patios, sheds, playhouses, any form of a fence, privacy screens, and any change in the contours of the landscape.
