Extending the covenants?
The Covenants for the Two Rivers Subdivision are set to expire on Nov 3, 2023. The residents need to decide if the covenants are extended or allowed to expire. With little time to re-write the covenants before expiration, the only option at this point is to extend them with no modifications. Anything else would take longer than we have before they expire. With a change in the expiration date, we can modify them if there is desire to do so. The covenants have served the subdivision well for 25 years.

Avoid future streetlight expense – if the yard lamp article is not enforced, the Village may require residents to pay for the installation of public streetlights for public safety. The original developer, in 1998, got the village to agree to allow residents to maintain their own outside lighting so that police and fire efforts would be well lit. |
Potential Village assessment to place new streetlights, bringing a large expense and harsh lighting to the neighborhood. Very rough math indicates this might come to $4000 per lot ($4000 per light, 200 lights, 191 lots, expense paid by the lot owner) |
Avoid having fences that enclose yards (with potential maintenance and yard access issues) |
Fences become allowed per village restrictions – could be beneficial for dog owners |

Two separate realtors indicated in past Two Rivers public meetings that the minimal restrictions in Two Rivers (fencing, RV parking, streetlights) account in part for about $15,000-$30,000 in additional value for each lot when compared with other homes in the area like-for-like, plus the presence of RVs can prompt an immediate “don’t buy” decision.
